About Landlord Safety Certificates
As a private landlord you are responsible for keeping your tenants safe at all times. It is therefore your responsibility to keep your property free from hazards and safe. The law requires you to ensure that all installations are in working order and to maintain these during a tenants stay. On top of this, periodic inspections are required in HMOs (Houses of Multiple Occupancies).
As of 2015, landlords in Scotland are required to check electrical installations, fixtures, fittings and any appliances they provide. Inspections are expected to be completed before and during a tenancy, with a report provided to tenants at the end.
